How the Application Process Works

Explore our available properties. Browse our property listings or visit us in person to find the right fit. We have a range of home sizes and locations throughout the Blacksburg area. Do not be discouraged if the exact home you want is not immediately available — current lease holders always receive first option on available units. We encourage prospective tenants to consider starting in a smaller or different-location unit, as this greatly increases your chances of securing one of our larger homes on a private lot when one becomes available.

Schedule a visit. Feel free to drive by any property, speak with neighbors, and call our office to schedule a tour. We are happy to walk you through the home before you apply. Please call 864-425-0509 during normal business hours to set up an appointment.

Submit your application. Complete and submit a rental application — either online or in print. All required fields must be filled in. There is no application fee. Applications are valid for 90 days.

Application review. We will review your application and may contact you for additional information. If approved, a member of our team will reach out to discuss available properties that match your needs.

Property assignment and move-in. Once you are assigned a property, your Tenant Portal account will be activated and you will be notified when it is ready to use.
About Your Tenant Portal Account
The email address you provide on your application will become your Tenant Portal username. During the application you will be asked to create a password. Your account will not be active — and you will not be able to log in — until your application is approved and a property has been assigned to you. You will be notified when your account is ready. If you forget which email address you used, contact our office and we can look it up by name.
Ready to Apply?
No fee to apply — applications are valid for 90 days. You can print and review the application form first to gather information, then complete it online at your own pace.

Key Lease Terms at a Glance
Monthly Lease
Rent is due on the 1st of each month. A $20 late fee applies if rent is not received by the 5th. Returned checks carry an additional $25 charge. Either party may terminate the lease with two weeks’ written notice; failure to provide notice allows the landlord to retain part of the deposit. The lease auto-renews unless either party provides 60 days’ written notice before the expiration date.
Weekly Lease
Rent is due every Friday. A $20 late fee applies if not received within five days of the due date. Returned checks carry an additional $25 charge. Two weeks’ written notice is required to terminate; failure to provide notice allows the landlord to retain the deposit. The lease auto-renews unless 60 days’ written notice is provided.
Utilities
Tenants are billed directly by the utility companies for water, natural gas, electricity, and other charges. See our Community Resources page for local utility provider contact information and how to set up new service.
